Residential Loans
We provide standard home loans as well as those
that are rejected by the banks due to bad credit history or minor
payment defaults. Through our accreditation with FAST (Finance &
Systems Technology) Australia, we have access to all the major
banks, some non-bank Lenders, and all the major non-conforming Lenders
in the country.
What we are providing that no bank can provide
is a personal commitment to take the stress out of your home loan
process. Because we want to work with our clients for life, we will
provide our clients with a holistic advice that look at their total
financial needs, which will bring them better benefits in the medium to
long term. We will be your one-stop centre for all advice in relation
to your home loan application. We also provide a follow-up advice to
ensure that you understand how your mortgage works.

The following loans are not so common. We have provided a brief description to assist you.
Bridging loan or relocation loan
You can buy your new home while waiting for your present home
to be sold, using a facility called bridging or relocation loan. The
equity in your existing home is used as part of the deposit on the new
home. You have up to 6 months to sell your present home.
The interest on the new home is accrued, to be paid off upon
settlement (sale of the old home completed). If the old home is not
sold within 6 months, an extension may be granted but with a higher
interest rate on the new loan facility.
No Deposit Home Loan (100% loan)
- Borrow up to 100% of the valuation or purchase price, whichever is the lower.
- Loan amount up to $600,000.
- Must show 3% savings (can be genuine or non-genuine).
- Interest rate is higher than normal loan.
Senior access Home loan or Reverse Mortgage
The Senior Access Home Loan or Reverse Mortgage
is a variable rate home loan secured by a mortgage over your
owner-occupied property. You borrow against a portion of the equity you
have in your home, while still enjoying all the benefits of living
there. To be eligible, all applicants must be 65 years or older and
must own the home outright.
During the term of the loan, all interest
charges and other fees and charges are added each month to the balance
owing on the loan. This is know as ‘loan capitalisation’,
which means that you pay interest on interest, and the outstanding loan
balance increases over time.
Repayment of the total loan amount is deferred
until the property is sold, or the borrowers are no longer living in
the house, or all borrowers are deceased. When one of these events
occurs, the loan amount must then be repaid in full. If you wish
however, you may make payments on the loan at any time.
Age of youngest applicant (for two or more applicants) is between 65 to 69 years
- Minimum loan is $10,000.
- Maximum loan is amount is $80,000 or 15% of the value of your property, whichever is lower.
Age of youngest applicant is 70 years or more
- Minimum loan amount is $10,000.
- Maximum loan amount is $100,000 or 20% of the value of your property, whichever is lower.

- Lifestyle
- Medical expenses
- Early inheritance for children
- Educational expenses for your grandchildren
- Investment
- New car, caravan or boat
- Home improvement
- Income stream
- Cash for daily living or emergency use
